Volume Builders Vs Custom Builders: What’s the Difference

When it comes to building a brand new home there are two types of construction companies who can carry this out. The first is volume builders and the second are custom home builders and today we are going to dig a little deeper into the differences between the two. Whilst both of these companies do carry out similar jobs i.e. building a new home, there are in fact a great many differences, so let’s get into it.

Volume Builders

Volume builders are those companies which buy up an enormous plot of land and then look to build estates of homes which all have very similar styles and designs, the sizes may differ but that is about the only difference which will be found in these enormous plots.

Custom Builders

Whereas the volume builders will look to produce mass amounts of similar-looking homes, for the custom builders it is all about bespoke and specialized homes which are made to measure in every way. Custom builders focus on the individuality of a property rather than looking to create mass amounts of property.

Now let’s take a look at the key differences between a volume builder and a custom builder.

Types of Property

As mentioned the clear difference here is the types of property that each building team works on. In the case of a volume builder, these construction teams will have a pre-set design for the houses that they will build, and each will be identical, perhaps with the only difference being a 3,4 or 5 bedroom property. A custom builder, on the other hand, will work to the property owners requests, they will build a home based on architects drawing and through communication with the client, offering a far more personalized service.

Plots of Land

The land on which each team builds on is another key difference with volume builders taking over multiple hectares of land for their sites, and custom builders will usually be working on just one plot at a time. There are far more care and attention offered from custom builders when they are working on a job.


The costs associated with custom builders are higher than those of volume builders and that is because clients are able to drill down into the specifics of their home. When it comes to volume builders they are creating these enormous plots with cost in mind which is why you very often see that there is a lack of build quality or any real passion that has gone into the job. When it comes to custom builders, on the other hand, they are attentive to every detail.


There are very few tweaks and changes afforded to people who are buying properties which have been volume built, quite the contrast from those who have had a home custom designed and custom constructed. Custom builders have experience in making sure that all aspects of the home are agreeable to the client and it is this additional attention which they can give that sets them apart from teams who build en masse.

Both do a similar job, but as you can see there are a lot of differences between these two types of builders.
